Aqua Parks in Serbia up for Sale – Pool Complexes with Accompanying Features Attracting the Young and the Old, Good Investment Opportunity

“Wow, are we gonna have a swim when we come to the aqua park”, a delighted resident of Nis was overheard saying upon learning that the construction of an aqua park, announced several times, was finally beginning in his city.

Serbia may not have a sea, but indeed, city after city is getting aqua parks, which, in the times of travel restrictions due to the coronavirus, but also the jump in the prices of summer arrangements, were the best way for people to refresh themselves and have fun. Therefore, the construction of aqua parks and complexes with pools seems like profitable investment and a flourishing business in our country.

This is also shown by the large number of public aqua parks in Serbia – there are 14 of them, including the recently opened aqua park Raj in Vrnjacka Banja, and construction, in addition to Nis, is also planned in Apatin, Leskovac, Obrenovac, Palic

However, the trend of the sale of aqua parks and complexes with pools and accompanying features is apparent as well. Ads have been full of such facilities lately, and since these are developed businesses which bring a big profit, the owners mostly sell them for private reasons, and for prices measuring in millions at that.

As they told us at the Menadzer real estate agency, one such investment is more cost-effective than building an aqua park “from scratch”, because it is an investment that is bought, since the complexes are usually fully equipped, operational and have returning guests.

– The advantage is not just financial, because such investments save time as well, both for the construction and for making a name for oneself – Olivera Milivojevic of the Menadzer agency says for eKapija.

This Belgrade agency recently advertised the sale of the Vidik complex near Lazarevac, which features an aqua park, indoor and outdoor pools, a hotel with 40 accommodation units, a wellness and spa zone, an office building, and even a gas station.

– The complex, which is located behind Lazarevac, toward Arandjelovac, with a view to Rudnik, Maljen and Divcibare, on an area of 10 ha, is being sold at EUR 8.6 million and that is the most expensive real estate we are offering. The location and the features make it suitable for medical and wellness services, hunting and sports tourism, gambling houses, congresses… The aqua park takes up an area of 15,000 m2, has three outdoor pools, three water massage tubs, waterfalls, three waterslides, a playground for children, a bar and a full beach program – Milivojevic sats.

According to her, the owner is selling this complex because there is nobody to continue the family business. The complex, she adds, was built around 15 years ago, and what’s especially interesting is that an expansion is possible, that is, the construction of additional sports courts and a heliport.

– We mostly offer this premium real estate to trusted clients, local and foreign ones, who are interested in such investments, and some talks are already ongoing – Olivera explains and points out that they have not had aqua parks in their offer so far and that this is a unique offer in the entire Serbian real estate market.

A similar, slightly smaller complex near Vrsac, in the Hemograd settlement, is offered by REAL Consulting from Belgrade. This is a new building, a sports and recreation complex on an area of 2.4 ha, with 37 rooms, an aqua park, three rooms for celebration events, outdoor and indoor football courts, a canopied outdoor café and a playground. The price is EUR 3 million.

The agency told us that it was an exclusive real estate offered to select clients, by reference, with a long waiting time.

Finally, in Belgrade, in Borca, an aqua park with three pools with a total water area of 600 m2, within the Curan village area, is up for sale. As said, the pools are equipped with filters, pumps, beach mattresses, changerooms, internet, showers, parking… The aqua park has the exploitation permit, and the recreation complex features a summer restaurant.

The owner is selling it because, as he told us, “there’s no one to work there”, and the price is subject to agreement.
