Another office building emerges in Novi Beograd - A nine-story building with three underground garage floors planned in Blok 40 (PHOTO)

In Novi Beograd, in Blok 40, the construction of a 3B+GF+8+PH office building is being planned, and the Belgrade Secretariat for Urban Planning and Construction has announced a public presentation of the UP for construction. The plot is located in Milutina Milankovica Boulevard and covers a total area of about 2,946 m2.

As stated in the project, there are currently no buildings on the land.

The newly designed building is intended to be 100% commercial, with 3B+GF+8+PH. According to the conceptual solution, a business building with three underground garage floors, a ground floor, eight above-ground floors and a second floor is planned.

Garages and technical rooms will be located in the three basement levels. The garage will be constructed with internal two-way roads with a total width of 6m, and vertical communications will be achieved with two one-way ramps, each with two lanes of a total width of 6m. Pedestrian exits from the garage will be formed via three elevators and two staircases, one of which is a fire exit.

On the ground floor of the building, there will be extended communications with an info desk that directs the visitors to the elevators and staircase. Within the expanded communications there will also be a lobby designed for waiting and informal meetings.

The organization of space on standard floors will enable flexible division of space. Each floor will contain two office spaces and two warehouse areas that can be reached through the central hall. The central halls will be vertically connected with a staircase, two passenger and one freight elevator.

The total gross area is 20,424 m2, and the project envisages the construction of 19 business premises - offices and 20 warehouses. Also, a total of 148 parking spaces will be provided in the garage on three underground levels.

Phased construction of the building is permitted, under the condition that each phase represents a unique whole, and the estimated value of the works, according to the project, amounts to RSD 2 billion dinars (about EUR 17 million).

The request for confirmation of the urban project was submitted by the company YUGO BIRO from Belgrade, on behalf of the investor Rastko Pleskonjic, also from Belgrade. The conceptual design of the building was done by Arhitektonski studio 292, from Uzice.

The public presentation will last until June 7, 2023.
