Land Rush Ongoing on Kosmaj – Drlupa Village Next Most Popular Construction Location

There is a major land rush on the Kosmaj mountain, and investors are “invading” from all directions.

Luxury closed settlements are springing up on Kosmaj, which eKapija has written about on several occasions, and the interest of investors in such construction endeavors, which are a new thing in Serbia, is not waning – another two are being built at the moment, which we intend to write about in the upcoming days.

Those familiar with the matter say that there is less and less available construction land on the mountain, which belongs to the Belgrade municipality of Sopot, due to which the prices have skyrocketed.

According to Nada Lukic, the owner of the Sopot-based real estate agency Kolonada, the prices per one are (100 m2) currently range from 2,000 to up to 3,000 and 4,000 euros in the most demanded Kosmaj locations, such as Rogaca.

– The demand for land by investors is huge and they are looking for at least a hectare and more. The problem is that there’s less and less land, especially in Rogaca, which was popularized by Novak Djokovic when he bought a villa there, as well as in Nemenikuce. And everybody would want land with a view, so some new locations are being discovered now – Lukic says for eKapija.

As she points out, the next most popular location on Kosmaj for construction activities will be the village of Drlupa.

– Drlupa is an old village which is located on an elevation and has a good view to the entire Kosmaj, so investors are eyeing it and it is already expanding – eKapija’s interviewee reveals.

She says that investors started getting interested in Kosmaj with the outbreak of the coronavirus.

– First, natural persons started getting more interested in vacation houses, and several months later, investors appeared as well. They had not been interested in this area at all before, so I can say that their demand has grown 100% since – Lukic says.

She also mentions the incredible data that, before the investors’ “rush”, one are on Kosmaj cost EUR 250 to 300.

It shouldn’t be a surprise, though, considering the data of the Republic Geodetic Authority that, in 2021, Sopot recorded as many as 628 sales and purchases of building land, making it one of the municipalities with the biggest number of transactions of this kind of property in Serbia.

Furthermore, the RGA data also show that the price of the most expensive sold are has more than tripled since 2019, from EUR 949 to EUR 3,200 this year.

What is behind this interest in Kosmaj of all places?

– Kosmaj has been known as a weekend settlement before, with beautiful nature and clean air, because there is no industry. Also, the road network is excellent here. Sopot is only fifty kilometers away from Belgrade, and the connections are numerous – there’s the highway, the old Kragujevac road, the Ibar main road through Barajevo. In addition to that, Sopot is also well covered when it comes to infrastructure, and it even has a private school. All these are reasons for people who have money and want to “escape” Belgrade to choose Kosmaj and investors have recognized that – our interviewee believes.

She concludes that the demand for land on Kosmaj and the surrounding area will keep growing, but estimates that the price has reached its peak.
