Luxury Neighborhoods, Business Towers, Reconstruction of Past Symbols – 2021 Retrospective, Investments in Real Estate

Last year, it turned out that there was no crisis for the real estate market in Serbia. There was more construction activity than in 2020, and there was an increased demand for floor area in both residential and commercial and industrial real estate segments.

The prices grew and new project were agreed. A total of EUR 1.6 billion was put on the real estate market in the second quarter of 2021, which is twice as much compared to the same trimester in 2020 and 1.6 times more than in 2019.

Last year also saw some new projects, which announced new trends, but also pointed to the potential of abandoned facilities to attract big investments.

These are the stories that eKapija’s readers found the most interesting.

1. Popovica Lux Complex, Residence Casa and Villa Evia Sremska Kamenica

The construction of the luxury settlement Popovica Lux is in progress on the slopes of Fruska Gora, in Sremska Kamenica. The investor is Erker Plus doo from Novi Sad, which has been building a settlement made of 16 individual houses on the same parcel since November 2020.

– This is a whole new and different concept of building a residential settlement in Novi Sad, a concept of individual houses in one place, modeled after the German residential culture, with a view to the entire Novi Sad, all the bridges, the Danube and the Petrovaradin Fortress – Stevan Pejic, the company’s director, told our portal

Let us remind that, on the hills of Sremska Kamenica, there is mass construction of luxury settlements and villas with pools. The construction of Villa Evia, built by the local company Sigma Quatro, is in progress, and the construction of Villa Residence Casa, whose investor is the Novi Sad company Tehnogradnja IMS, began in June in the area between Fruska Gora and the Danube.

2. Renew Concept Kosmaj

In the next two years, Kosmaj will become an investment-tourism model which entails a close contact of guests with the nature, but without a necessary abandonment of the comfort of an urban lifestyle, with a focus on reducing the stress of everyday life and total relaxation.

– This is precisely what Renew Concept shows, entailing a business model which combines an investment in real estate with the possibility of a quick return on the investment through re-renting, entering the hotel complex system, which entails high-quality service and features such as restaurants, wellness centers, but also innovative external features integrated into the nature of Kosmaj, such as Relax Pavilion and Zen Garden, which help replenish the soul and the body – says Nenad Tomic, the tourism and hospitality consultant and owner of the agency NET Hospitality Solutions.

3. Belgrade Waterfront

Within the Belgrade Waterfront complex, the plan is to soon start building a new residential-office complex in the proximity of the Palace of Justice. Four buildings and two garages are planned within the residential-office complex. The total gross floor area of both underground and aboveground floors is 121,105.43 m2.

– Belgrade Waterfront has kickstarted the local economy, bringing a whole new concept of housing to our areas. It fully transforms the right coast of Sava, brings back access to the rivers to people of Belgrade and enables them to enjoy them every day – Zorana Burlic, the director of Belgrade Waterfront, said in an interview for eKapija.

In December last year, the company bought land in Radnicka Street in Belgrade at a public bidding. The parcel is located next to the sports and recreation center Ada Ciganlija, the Hippodrome and the cultural-historical and tourism unit Topcider. The price for the land of 55,169 m2 was RSD 3.18 billion, that is, around EUR 27 million.

4. VMC Complex Zlatibor

In the center of Zlatibor, only a few hundred meters away from the main town square, the lake, the adventure park and the recently built gondola station, as well as near the biggest markets, the company VMC has started building a modern mountain facility with 24 modern apartment units with numerous additional features in the form of smart apartment control, a fitness zone, a wellness and spa center, children’s playgrounds, outdoor and indoor garages and electric car chargers.

The works are now close to completion, and the concept of VMC apartments is designed to meet the standardization of the most modern hotels of the mountain type and fit perfectly into the Zlatibor environment.

5. Auto Cacak and DL Holding Investments in Business Park in BIP Belgrade Locations

The Bankruptcy Supervision Agency advertised the sale of the property of Beogradska Industrija Piva (BIP) in bankruptcy at an initial price of RSD 4.17 billion (EUR 35 million) in July. The property was bought by Auto Cacak at the price of RSD 2.09 billion.

Autocacak was the only bidder that responded to the public invitation for the privatization of the former company BIP and its offer was accepted, as it amounted to over a half of the estimated price of BIP as a legal entity.

In September, it was announced that the agreement on the joint purchase of BIP had been signed by the German DL Holding from Hamburg and Auto Cacak.

6. Sumadijski Kutak

The construction of an imposing eco-settlement has begun in the village of Ranilovic near Arandjelovac. As the company Sumadijski Kutak, the investor in the project, told us, the area of around 37 hectares will feature 45 mountain houses with their own pools, a wellness center, two restaurants, a horse farm, as well as football, basketball, volleyball and tennis courts.

According to the architectural project prepared by Vezmar from Bogatic, the houses are designed as modern tent-shaped mountain houses, with a living room, a kitchen, a dining room, a bedroom with a bathroom and a balcony, and what’s interesting is that the houses will also have indoor pools and saunas, as well as the possibility of construction of outdoor pools.

7. Skyline Belgrade

In March, one of the most famous new landmarks in the capital Skyline Belgrade, developed by AFI Europe, after a successful move-in of the first residential tower, finished its second phase of the construction of the commercial 3-floor D annex building, totaling over 3,800 m2 of NLA of prime office and retail space, located within the central piazzetta of the complex. The first lease acquisition was also signed, whereby around 30% of the commercial annex D was leased to a renowned domestic engineering and manufacturing company Termovent.

In June, Skyline AFI Tower was presented as a project which will become the epicenter of the business world of the capital of Serbia. With 31 floors and a total height of 132 meters, it will spread on over 40,000 m2.

8. Bridge Plaza New Belgrade

The office complex Bridge Plaza, whose construction started in April at one of the most attractive locations in New Belgrade, for the first time in our market offers a possibility to become an owner of the office space totaling one floor of 424 m2, or more, with central facility and property management services.

Totaling over 16,000 m2 GBA, Bridge Plaza office complex features two 8-floor office buildings, with 3 underground parking levels, and centralized facility and property management services. Future owners and tenants are moving their businesses to a new corporate environment in autumn 2022.

9. Hrastov Breg Complex, Between Avala and Kosmaj

On the bend between two settlements at the foot of Kosmaj, Popovic and Mala Ivanca, the construction of the Hrastov Breg settlement began three months ago. This is a closed-type complex on an area of six hectares, with 34 type-houses, a fence around the settlement, a barrier, physical security and video surveillance.

An especially interesting feature will be the country club with a restaurant, a cigar bar and a mini wellness center.

The investor and contractor is CRE International.

10. Marera Business Center in BIGZ Belgrade Location

Marera Properties, which bought the Beogradjanka building, negotiated in early 2021 about the purchase of the BIGZ building, in Vojvode Misica Blvd. In February, it was announced that Marera Real Estate Partners is the new owner of the building, in whose reconstruction it will invest more than EUR 40 million.

The building of the former largest printing facility in the Balkans, the company said, will be a new highlight of the city in slightly over 18 months, which is the planned reconstruction period.
